This beautiful three bedroom luxury villa (2000 sq.ft. AC area) was built in 2003 to high standards on a large double creek plot in the Rotonda West community which is situated on Florida‘s Gulf Coast. It has a nice garden with a lot of tropical shrubs and trees.
There is a full width enclosed deck with pool and spa overlooking the canal. The pool is solar heated, optional electric heat for pool & spa is available.
The lanai has comfortable seating around a table under shade allowing you to relax whilst enjoying the benefits of the pool area. We have provided suitable table ware for eating and drinking in the pool and deck area. There is a mobile BBQ stored in the Garage for those who would like to use it.
We have a couple of bikes in the garage with safety helmets which must be worn by children. The area is flat and offers easy riding.
On entering our home you will immediately feel you have come into a light, airy and welcoming place where you are able to relax and enjoy the peaceful ambience.
The beauty and comfort of Florida homes is gained by the use of high vaulted ceilings and large open plan living spaces.
Our living area comprises this large lounge room with adjoining dinin g area with a formal dining table and chairs. This first lounge room which has a lounge suite and coffee tables opens onto the lanai and pool and then extends around to the right taking in a large kitchen and serving bar with a breakfast nook table and chairs .This also opens onto the pool area.
The breakfast area then opens into a large Family Room with entertainment TV etc. as described elsewhere on this site.
The large family room with vaulted ceiling is the main living room where we have an extremely comfortable leather lounge suite and an entertainment centre. This comprises a Cable TV with Video and DVD units and a surround sound system.
The room has an open outlook to the pool and deck and river.
There is a library of Videos and DVD’s and an increasing supply of novels and reference books which are there for your use. There is also a collection of music CD’s in the Great Room area.
The breakfast nook and kitchen bar adjoin this area and open to the pool through sliding patio doors.
Almost anywhere you sit in this house you have outside views of the pool and river.
There are overhead fans in all the principal rooms supplementing the air conditioning as required.
Almost all Floridian homes have a pool for the owners to cool off and for general enjoyment of swimming. We think ours is great and use it a lot when we are in residence. The lanai is nicely shaded and has a good size table and chairs to sit and enjoy the view of the pool and canal.
The decking stretches the whole width of the house and is enclosed by its cage keeping out the usual bugs.
The spa is a great addition to the pool and it has an electric heating unit if required which our management company will set for if you choose this option. The pool is solar heated when required as well. Electric heat for pool available.
Master Bedroom
This suite of rooms is situated on the left side of the house with sliding door access to the lanai and pool area . It is a light airy room with a luxurious and very comfortable King size bed with two nightstands and a matching dresser and mirror.
There is a walk in clothes room with more shelving and hanging space for all the clothing one is likely to have on holiday.
The adjoining bathroom is fitted with a large spa bath and double unit shower. Double wash basins with a full width mirror are fitted. There are electric shaving plugs and a hairdryer is supplied.
There are a good supply of towels and other bed linen stored here.
Second Double Bedroom
This room is on the right side of house and is fitted with a Queen size bed with matching nightstands and dresser.
The room is furnished with light and bright soft furnishings and is immediately adjacent to the second bathroom.
Third Twin Bedroom
This room is also on the right side of the house and has two twin beds with matching furniture.
This room is furnished with light coloured covers and is adjacent to the second bathroom.
All rooms are air conditioned and fitted with overhead fans.
Second Bathroom
This bathroom has a bath and shower unit and has plenty of cupboard space . It has shaver sockets.
Laundry
Leading from the kitchen there is a passage room through to the double garage . This room contains cupboards and storage shelves with a lot of the odd requirements for house maintenance stored there.
There is a large washing machine and separate tumble dryer which are both easy to work.
This, and all other homes listed on this website have a Local Professional Management Company on site and available 7/24. We are finding many overseas vacation homeowners are dropping this essential service thus leaving their guests to fend for themselves by making overseas phone calls to owners in various time zones. Vacationers can rest easy knowing they have a local person available for all their queries or needs when staying in any of our homes.
Golf courses abound- 25 within 30 minutes, one lighted at night as well! Tennis courts, watersports, fishing- local and deep sea, mini golf, go carts, beaches, resturants, shopping, everglades and air boats. Disney is only 3 hours drive time.
